TTK, February, 2007: Finance Panel One of the most frequently asked questions by investors, new and seasoned, is "How do I finance my deals?" New investors are often scared from pursuing deals for the fear they'll get one and not have the money to close. Experienced investors know how to get the deal, but sometimes secure the deal only to scramble to find the money to close. Well as I like to say there are many ways to skin a cat and the same holds true with real estate investing. At ForeclosuresMass, we've decided to put it all together in one night so hang onto your hats; it's going to be a fast ride!

Our February, 2007 Turning the Key hosted a panel of finance professionals who shared with us the pro's and cons of the different ways to finance your deals.

First up, we heard from Ann Belamy who is a hard money lender. She explained to us the in's and out's of getting hard money financing, when it makes sense, when it doesn't and what she looks for when deciding to lend to an investor.
Next we heard from Mike Ouellette our resident coach here at ForeclosuresMass. Mike uses private money in his own investing and he talked to us about how private money is different than hard money, and why private money is his preferred choice of financing for his deals.

From there we moved on to conventional financing where two speakers spoke with us about the opposite ends of conventional financing. Sean McDonagh talked with us about mortgages in the prime arena and Paul Hirschfeld discussed sub-prime lending with us.

If you've ever wondered what the difference was between prime and sub-prime, and how you can use them both to your advantage, Sean and Paul let us know!

Lastly, we had Roberta Hurney from Entrust talking about self directed IRAs and how investors are able to take advantage of their own and others IRAs to finance their investing showing returns infinitely higher than you could ever hope to achieve with mutual funds.
